A Testimonial is Worth 100 Cold Calls

We'll let that introduction stand on its own merit. In this post, we'll draw you a picture of what actually happens when you cold call.
You've got a database of leads from your own website or from your own database, and perhaps from other websites. Now you need to find out when the prospect is available to talk. So you take your first "bite" out of the task by calling and asking for their schedule.
After their schedule is determined (usually), then it's time to figure out if they are in a position to buy and if they are the kind of buyer that would be interested in what you have at the moment (the price and style). Then it's time to do some research on similar homes sold in the area so that you have context for discussing prices. That takes another bite out of the task.
After this all goes well, then you're ready to present an offer. At least, that's what your prospects expect. But, as you know (and we'll discuss in detail) that is not always the case. Sometimes when you present an offer for their home, your prospect will be surprised and disappointed about the price . . . or something else such as financing or timeline.
Instead of providing a hopeful close and moving forward with signing the contract and negotiating other issues (due diligence, title insurance), they may feel insulted by your price and they could just end the conversation by hanging up the phone on you (truly).
And that means that you still have another bite to take out of the task. You need to call your agent and ask why they aren't responding to you. Some people may feel they're being bombarded by your calls and they'll just hang up on you.
If this happens, then what do you do? You could go through the whole process again, but it will be much more tiresome than if you had scheduled a meeting with the prospect first or sent an email or a phone call (we'll discuss those processes in later posts).
Cold calling is not a pleasant task. The prospects are rude, let alone unsavory when they don't answer the phone or hang up on you.
